By leasing your property to a local authority through Mears Living, you’ll get all the benefits of being a landlord without the hassle, ensuring that rent collection and property management is taken care of. Our sign up process is simple and we'll guide you through each step.
Here’s how it works:
1. Get in touch!
Give us a call or drop us an e-mail to arrange an initial conversation about your property or properties. We’ll be able to advise on the suitability of your portfolio, the rent you can likely expect and next steps.
2. Property visit
We’ll then arrange to come and visit your property /ies. Here we will check the size and condition of the stock and confirm the rent we can offer you. We’ll also let you know if there’s anything you need to do to make your property suitable for leasing and provide more detailed information about the service and your options.
If you’re happy to go ahead, you will need to send us copies of your EPC, NICEIC and Gas certificates. If you don’t have these, we can arrange for a qualified engineer to carry out the checks for you.
We’ll also need 3 sets of keys. (one for the tenant and two sets for us to keep in case of emergency).
Once everything is in place, we’ll come out and do a final inspection of the property/ ies, including taking detailed photos and creating an inventory.
5. Rent begins
We’ll then sign contracts and begin paying your guaranteed rent. From here, we’ll find the tenants and manage your property for you for the duration of our agreement.
